CAFM (Computer Aided Facility Management) is a special field of technical graphical applications. Its aim is the management of facilities supported by computers handling graphical information in order to provide the operational conditions of an organization and minimize its expenses.

Daten-Kontor Kft. has several years of experience in the development of technical inventories and GIS solutions. We develop facility management systems since 2003.

The subject of the task is the totality of properties available for the organization, having at least the following information:

  • Parameters of the property (location, area, boundaries, buildings, etc. - harmonized with the land registry)
  • Building parameters (rooms, areas of rooms, supporting walls, columns, chimneys, etc.)
  • Information about the interior (elevators, doors, windows, staircases, partition walls, etc.)
  • Normative data of area utilization (according to EU normative)

  • Main purposes of the supporting system:

  • Ensuring the user friendly and comfortable way of data management (numeric and graphic information)
  • Supporting alphanumeric and graphical visualization.
  • Making up of real calculated data for comparability with normatives
  • Support of special functions: migration management, area management, workplace establishment, etc.

    DATEN-KONTOR CAFM system

    DK-FM system is a DK developed facility management support solution with the subvention of Bureau of National Research and Technology and KPI. The tender is fund by the Baross Gábor Innovation Program.

    Product development has resulted in a system conception and a product built on it, which is based on the possibilities of the currently available, most up-to-date technologies, and regarding its functionality it rivals the customized facility management systems of large global companies but is still a reasonable solution for the majority of Hungarian and international economic entities. This is made possible by the thin-client platform-independent construction, due to which no expensive database- and application server solutions are required – any basic software fulfilling the customer’s needs can be applied.

    By discussing with experts and examining solutions available in the market, in the DK-FM system we collected a wide range of all those functions and services that are able to competently support activities related to facility management thus assisting the more efficient operation of the affected businesses and organizations.

    In addition to textual inventories the system supports the implementation of a more transparent and simpler facility management by the graphic display of the ground plans of the registered buildings.

    Owing to the flexible user interface of the system, it can be customized in a short time period and on account of its modular structure all our clients can establish the most advantageous IT solution. In accordance with individual requests, new modules and functions can be developed in a short time and can be adjusted to the system.

All the functions of the system can be accessed via a web browser. The IT system effectively supports the following business processes:

    Magyar Telekom CAFM

    This project of DK launched in 2003 supports the facility management activities of Trammel Crow Wallis Rt., as the property manager company of MATÁV. Alphanumeric inventory of the facilities was supplemented by a graphic application, in order to form a more exact and more comprehensive inventory. It enabled the achievement of the following direct objectives:

  • The area managed by the GIS system (400 000 m2 office space) contains rooms that are not contained by the alphanumeric database. It resulted in higher data quality in the system (area data, survey of missing rooms, etc.).
  • Topology helps to find the optimal occupancy of room by the organizations, this way the efficiency of workplaces also improves.
  • Helps the internal settlement of organizations; and also complements it. The system efficiently controls the management of costs of common areas.
  • During the migration of organizations, users can chose the optimal solution offered by the system automatically based on the preset parameters.
  • It is possible to manage data of rooms, assets, furniture, mechanical equipment, phone numbers and employees in a hierarchically built object structure.

  • The project had the following tasks:

  • Initial upload of database using and refinement of data of the systems of MATÁV operating up to the present time.
    • Elaboration of survey methodology
    • Completion of the survey (done by the experts of TCW, with the support of DK)
    • Loading the data of the survey and controlled migration of data existing in other systems into the CAFM system (GIS and alphanumeric upload task – done by DK TEDI)
  • Installation and support of the uploaded system
  • Providing a publication interface on the intranet


  • MÁV IGM (Property Management System)

    The primary aim of MÁV Zrt with this project was to manage its databases and data (that are independent in quantity and quality from each other) in a common, central GIS system, and later expand it in the framework of a survey project.

    The IT solution covers a business area of MÁV’s GIS System. AutoDesk products constitute the basis of the system. One-off implementation is based on this, and it enables MÁV Zrt to locate and represent its properties (lands, buildings) and their descriptive data in accordance with the GIS methodology on the basis of spatial data.

    A development implemented on the TopoBase GIS system enables editing- and data maintenance tasks. This is where the creation of the object model constituting the basis of the system took place.

    For a wider group of users, we made use of the MapGuide publication server, which had worked well in practice, and integrated it into our customized development.

    The Property management subsystem was developed in a way that the alphanumeric and spatial graphic data of lands of the order of app. 15-20 thousand and buildings located on them can be placed and represented in it.
